• Moving into your new home: We all know there’s no such thing as a house that’s in perfect condition on move-in day.

• Irrigation system restoration, maintenance, and repairs: Because most sprinkler systems are timed to run overnight, it’s a very good idea to start a manual watering cycle during daylight hours—for example, as you tidy up your yard on your day off from work. You’ll be much more likely to see a water leak or a bad sprinkler head.
  When an irrigation problem is caught and repaired before a patch of sod dries out, that saves time and money!
• Electrical repairs (Loose switches, lights working intermittently / not working at all, loose or broken outlets).
• Light fixture and ceiling fan installation / repair.
• “Smart home” (wi-fi connected) device installation.


Landscape and boat dock lighting

• Exterior repairs: Doors, windows, and trim exposed to the weather needs periodic repair.
• Doors, frames, locksets, “smart” /locks: Interior and exterior door adjustments and repairs (Doors sticking, not closing tightly or not keeping out insects, stuck or broken locksets).
• Sliding closet doors and bi-fold doors are often built from lightweight materials. After years of use, they need adjustments to operate smoothly and stay on their tracks.
• Interior wall hardware installation / repair (Curtain rods, towel bars, shower rods, etc.)
• Cabinets and cabinet doors: Most “builder’s grade” cabinets have panels, shelves, and doors manufactured with particle board cores. These are notoriously susceptible to damage from humidity, water leaks, and heat.
  A common issue is water damage to cabinet bottoms. In most cases, I can restore those to proper condition by replacing the particle board with PVC panels that are water resistant and cleanable.
  If cabinet doors can be repaired economically, I’ll give you an honest assessment. Cabinet door hinges get out of adjustment over time, and I can correct that.
• Drawers: Repairing loose or jammed slider tracks, installing soft-close drawer tracks.
• Leak repair: Faucet, water line, and drain leaks.
• Sink and faucet repair / replacement.
• Garbage disposal replacement.
• Bathroom fixture and toilet installation / repair.
